From my perspective, achieving qualified tradesman status and working "on the tools" is one of the most rewarding and fulfilling professions a person can have. A tradie generally possesses knowledge and skills to perform tasks & services that others simply cannot replicate... at least with any degree of competency.

For some reason we are currently being inundated with requests to provide quotations or to become involved with stand-alone bathroom & kitchen renovations. We are usually more focussed on larger projects these days, some of which may often include a bathroom or kitchen remake, but we don't generally take on many of these specialty projects.
With the average bathroom reno running at anywhere between $16K to $30K or more nowadays you may ask why we don't actively chase these jobs? Well, basically because we are a small family construction business which is primarily carpentry based. All of our crew are A1 carpenter "guns" with broad experience in all aspects of construction, and we find that there is usually fairly little carpentry involved in a bathroom or kitchen renovation. Most of the required works will involve tradesmen tilers, plumbers, waterproofers, gyprockers, electricians, cabinet makers etc, with carpentry work limited to some demolition, wall framing and the occasional new door or architraves. Of course, we have great trade contractors for all of the necessary tasks and we produce outstanding results when we do take on bathrooms etc, but we prefer to sink our teeth into projects more suited to our carpentry expertise. So why does the average bathroom renovation cost so much, when it is usually the smallest room in the house? Well, let's break down the various stages, tasks and sequencing: Demolition Even the most basic of bathroom reno's will usually require substantial demolition, unless you're just installing a new vanity unit or toilet suite, or maybe changing some tapware. Otherwise, your job is sure to entail removal of existing sanitary fitments, wall linings and floor tiles. It's usually best to leave the wall tiles attached to the underlying lining sheets and take them off in sections... but be careful here. Depending on the age of the house you can often encounter Asbestos Content materials in bathroom wall linings (fibro, early versions of Villaboard etc) and even floor sheeting (Compressed Fibro), and this generally needs to be removed by a Licensed Asbestos Contractor. Most people would want to attain and possess a new dream home after long years of working hard and saving money. But before obtaining this specific asset, they are advised to plan everything carefully first since a simple mistake can significantly ruin everything.
Therefore, if you now plan on building your new dream home in Central Coast NSW, then you should consider a few more things first so that you can prevent committing any mistake and carrying out any spontaneous or wrongful decisions. After all, every energy, time, and money that you will be shelling out from this point onward can be pivotal to the path of your upcoming new dream home project. Primary Things to Consider When building your new dream home, you must first consider your overall financial situation. Knowing the overall status and condition of your finances can help you determine if you can shoulder all the expenses that are associated with home construction. Your budget for the home construction must shoulder not only the materials needed for the job, but it must also cover all the fees associated with permits, workforce, and other required elements. A contingency budget must also be set for emergency purposes. Another element that must be considered when building your new dream home is the location of the lot. The location of your supposed dream home is very crucial since you will be staying there for a very long time. You must likewise assess all accompanying building codes and restrictions in the area so you can decide whether you can construct expansions in the future or not. The distance of your lot to important establishments and institutions must also be considered when choosing an area for your dream home. Once the budget and location are both good, then this would be the perfect time to come up with a design plan for your dream home. It would be good if you incorporate all your preferred elements into the design plan. And once everything has been enumerated, then the overall design and layout of the home property can now be finalised by an architect and worked on by contractors. Afterward, they will now try to buy all the materials that are needed to achieve their home renovation idea without the supervision of professionals. Some homeowners may pull this off, especially if they already have appropriate experience in home renovations. Others, however, would truly need the help of professionals and contractors.
Planning for home renovation projects can be overwhelming for some people. But knowing all the things that are needed to be done for this project can make everything easier. So, if you are thinking of planning for your next home renovation project, then here are some tips that you must know and eventually follow. Establish Your Goals One of the most important things that you should establish every time you decide to pursue home renovation is your primary goals. Knowing the reason and rationale behind the renovation works can make the subsequent steps of the plan to be easier and more manageable. Your primary goal for expanding your living room is to give space to more appliances and furniture. Alternatively, you may have decided to renovate the bedroom so that it can fit more people. Design a Project Plan Once your goals are clearly established, you may want to create a realistic project plan. Your project plan must include the blueprints or sketches of your intended final project, your list of needs and wants for the home renovation project, and the steps that are needed to be done by either you or contractors. The blueprints or sketches may include design inspirations that can be modified along the way. All your needs and wants must also be listed so that every aspect of the renovation is covered. Steps are needed so that you can transform them into a detailed and timed work plan. Determine Budget Another related aspect of the project plan is the overall budget and financing. Your realistic project plan should hugely consider the amount of budget that you can spend. Aside from the appliances, furniture, and other fixtures that you intend to add, your budget must also include costs for permits, labour costs, and costs of decorations. One great tip that you can follow is to set aside at least 10% of your total budget. This budget percentage must be allocated only for unexpected costs. Hire Contractors If you want to make your home renovation project to be successful, then you may need to hire professional and qualified contractors. Choosing a contractor can be difficult. However, if you know how to look for a great one, then it would be much easier for your plan to be completed. In finding your contractor, you must determine their skills and experience in the field. Your contractor must also have the required licenses and certifications to verify their authenticity. Project references must also be present so that you contact some of their past clients and check their reputation. Once a contractor is hired, the timeline and the overall work plan will now be finalised by both parties. If everything is planned out thoroughly, then your home renovation project will officially begin. Carpentry and Labour Hire Assistance for Owner Builders in the Beautiful Central Coast Area of NSW15/9/2020 Owner builders have the responsibility for all works carried out on their own domestic building site. They need to make sure that all necessary building permits are obtained, and any required fees are paid. They bear responsibility to supervise and undertake the building and construction process of their desired property. Generally, owner builders must obtain their qualification from NSW Fair Trading before their Construction Certificate will be approved by the Building Certifier. The owner builder permit will only be issued to qualifying individuals once every five years, and can only be allocated to a single project.
Once they have obtained their respective building permits, they can now construct a building according to their preferences. But for them to carry out these constructions, owner builders must acquire the services of contractors that will provide them carpentry and labour hire assistance. Most Common Carpentry Services Owner builders must be familiar with carpentry and labour hire services so they can easily achieve their desired building design and idea. Carpentry services are typically grouped into three: rough carpentry, finish carpentry, and cabinet making. Rough carpentry, which is also known as framing carpentry, is intended to construct the basic framework or structures of a building or home. This type of carpentry allows buildings to be stable enough before incorporating the most basic rooms, areas, and spaces. The framework or structure of the building makes it possible for the other type of carpentry to push through. This other type of carpentry that is related to rough carpentry is known as the finish carpentry. Decks, doors, windows, and roofing are all included in the finish carpentry. This type of carpentry basically completes what rough or framing carpentry has completed throughout the construction process. Cabinet making is also a classification of carpentry that is significant to building structures. People who are conducting such carpentry classification can create and build cabinets, furniture items, and other related products. They are usually hired to deal with projects situated on finished buildings. Tips for Hiring Carpentry Services When acquiring carpentry and labour hire services, certain elements must be significantly considered by owner builders. Some of these elements include:
Most home properties right now have design elements that somehow imitate the latest trend today. Some homeowners would want to extend their living spaces externally, while others would want to expand upwards. Some homeowners would like to change the overall layout and area distribution of each room and space. Others, on the other hand, would simply want a minimalist setup that maximises function without the need to install a lot of furniture pieces and appliances.
All the mentioned activities above are only a few of the enhancements that a homeowner may demand from construction companies. Carpentry and labour hire services that these companies offer can be flexible and versatile since they have a group of people who can conduct them. From home renovation to quick repairs, all these services and tasks can all be done easily by these companies. To know when to call for the help of carpentry and labour hire services, here are some tasks or activities that most construction companies would typically carry out and do. Repairs and Maintenance If there are parts of your property that need to be fixed or maintained, then you must hire companies that offer carpentry and labour hire services. Hiring them would easily provide you the needed comfort for the whole property. With their services, most prime components of a property like the plumbing system, electrical system, roofing, tiling, windows, doors, and the structural support will be all inspected, repaired, and maintained regularly. And since they will be checked regularly, all parts or elements that may have been damaged will be repaired, removed, or replaced right away. Carpentry and labour hire services must also be contacted for repairs and maintenance since they can conduct work quickly and safely. There are some problems and issues of a property that can be easily solved by the property owners. However, others need to be fixed and solved by professionals as they can pose risks and hazards to people who have no expertise in resolving them. Hiring them for repairs and maintenance is likewise logical since they have the necessary tools and equipment in conducting these activities. New Home or Renovations If you are thinking of owning a new home or building, then you must certainly call for the help of carpentry and labour hire services. Construction companies generally cater to the needs of property owners who would want to design and build their own residential or commercial buildings. They are also equipped with professionals that can easily come up with designs, layouts, and other crucial elements to finalise the framework of the property. Additionally, these companies have all the resources and manpower that can be utilised in doing almost all the construction works needed. Similar to new home construction, renovations are likewise best performed by companies that offer carpentry and labour hire services. The versatility of these companies in conducting different construction-related works is extremely exceptional. They can be literally your one-stop building solutions provider that you can hire whenever you need them. Home renovation activities that revolve around changing the overall aesthetics, layout, dimension, internal components, and other features can all be carried out by carpentry and labour hire services. Acquiring the help of carpentry and labour hire services is now easier in Central Coast NSW. Through Build Flex, we can consider all types of construction with a view to mutually beneficial outcomes. The layout and appearance of most home properties already cater to the needs of homeowners and their respective families. However, there will be times where these homeowners would want to change the overall arrangement of their rooms. Even the design and structure living spaces can be altered just to accommodate major changes to families, which may include the growth of children, adoption of pets, and other more personal reasons.
Home renovations would be the perfect solution to the growing needs of families. However, conducting these activities would require a reliable contractor since numerous hazards and issues may be encountered along the way. Additionally, a reliable contractor can account for every aspect of a home renovation project, performing necessary tasks that are needed to come up with a high-quality result. Some possible hazards that a contractor may encounter during home renovation works are: Presence of Asbestos If your home is built a few years ago, then some of its parts might possess asbestos products. Some parts of your home that may possess asbestos include the sheeting in walls and ceilings, water drainage, roofing shingles and guttering, and the backing of floor coverings. This element was utilised as excellent insulation in most home properties before because of its resistance to heat, water, chemicals, and electricity. However, the direct inhalation of asbestos has been found out to be dangerous and can cause the development of cancer, asbestosis, and other diseases. Infestation of Termites Home renovations usually deal with the reinstallation of walls, external claddings, and many more. But before conducting home renovation works, a contractor might want to initially assess the whole home structure for termite infestation. Termites do not carry harmful diseases to humans. However, they can easily weaken the structural stability and support of a home, which can cause an unexpected collapse of major home structures and cause injuries to workers. Moreover, when left unchecked, the presence of termites may trigger allergic reactions or asthma attacks to homeowners and their respective families. Faulty Plumbing System Another hazard that a contractor may encounter and want to check when doing home renovation works is the presence of a faulty plumbing system. A faulty plumbing system may sometimes get unnoticed since its components are smartly tucked behind the walls sheeting, ceiling, and flooring. However, if both the taps and pipes are leaking, then some components of the plumbing system are in danger of breaking down. The clogging of toilets and drains can likewise imply that the plumbing system is faulty. Leaving this issue unsettled can cost more problems and hazards to both the contractor and the homeowner. Broken Electrical System Dealing with a fully functional electrical system is already hazardous for those who will be working around it. And fortunately, the whole system can be turned off completely while home renovation works are being done. However, working with a damaged electrical system tells a different story. There could be some components that are already broken and cannot be controlled by the main switch, which might result in sudden electrocution and property fire. Short circuit and power cuts may also be prevalent during home renovation work if damaged electrical systems are not immediately diagnosed and resolved. Given the dangers of all the previously mentioned hazards, it would be best for homeowners like you to hire a reliable contractor for the home renovation works. A reliable contractor would naturally check for the condition of main utilities and structural support and solve them all first before working on and conducting any home renovation works. Over the years we have regularly worked with owner-builders to assist with the management and progression of their projects, and quite often when we become involved after the job has been substantially commenced we find that things haven't gone according to plan. The budget and the completion schedule is often shot to pieces, subcontractors have not performed as expected, mistakes have been made and not rectified and relationships are strained for everyone involved.
So why would we enter these potentially stressful situations and unnecessarily subject ourselves to bad situations which have generally been created by others? Well... at the most basic level of our strategies... work is work. Also, we are great problem solvers and enjoy a challenging project much more than erecting pre-assembled components on a project home. That's certainly part of it. But there's also something quite satisfying about providing assistance & guidance to owners who have found themselves in a situation which can sometimes be quite overwhelming. We find that there's always a sense of relief from the Owner Builder at having found a service like ours which has the knowledge & experience to quickly understand how problems have originated, and to be able to implement solution strategies to get the project back on track. Further, we have a vast network of professional consultants (Structural/Geotechnical Engineers, Surveyors, Architects etc) as well as subcontractors & tradesmen to supplement our own workforce in producing the desired results. Being able to create a work program and completion schedule based on genuinely achievable milestones is often a skill which the OB does not have. All of our interactions with owner builders have resulted in pleasing relationships and mutually beneficial outcomes, and we continue to offer these types of service. See one of the testimonials received from previous clients here: "Buildflex is the building dream team you want to be working with – as a homeowner builder we needed a solution driven team to help us and Wayne’s team gets 3 thumbs up from us. Their workmanship is exemplary I would definitely recommend Buildflex for any project you are working on whether that be a new build or renovation."
