Another recent project requiring significant extensions and renovations to an existing holiday cottage. Right on the Gorokan waterfront of Tuggerah Lake, with beautiful views looking southward towards The Entrance and Killarney Vale. This was a complex project requiring great care and experience!

Glenda had purchased this property with the intentions of enjoying a semi-retirement lifestyle on the waterfront with her partner Scott. An adventurous sea-change move from the northern beaches of Sydney, with plans of giving the older two storey weatherboard house a face lift and modernising the outlook to take better advantage of the tremendous views across the vast Tuggerah Lake. It turned out that the old place needed a lot of work, but where to find a builder capable of seeing it through? |

It was originally intended to strip off the old roof tiles which had become somewhat porous, and to then recover the original timber roof structure with all new Colourbond steel roofing utilising the old roof trusses. Upon inspection it was discovered that existing trusses had become quite distorted and uneven over the years, and could not be trusted to provide the clean lines required for the new roofing and ceiling alignments. New roof trusses would need to be manufactured & installed without uncovering the building's interior.
There is always the formal requirements of architectural drawings and Council applications, Certifier appointment etc. Based on Glenda's vision and direction, our friends at CEO Architectural again came up with an excellent set of design drawings and the project was soon progressing rapidly under the care and control of the BuildFlex crew.
The old cottage had a considerable amount of asbestos in the external facade. BuildFlex is of course full licensed for professional asbestos removal so these matters were handled quickly and safely with no risk to the residents. However, the disruption to their cosy amenity was about to change dramatically and unavoidably as we began to tear sections of the old building apart. It can be quite challenging when owners are living in the house during these major renovations, where the works are always noisy, disruptive and intrusive. We always try to work through these stages of the works as quickly and efficiently as we can, but it's never much fun for the owners. Glenda's partner Scott was of great assistance to the BuildFlex crew through the whole progress of this build.
There were of course the usual unexpected issues to be resolved and rebuilt as we progressed, including poorly constructed frames, termite damage and rusted steel floor posts. All in a day's work for the BuildFlex crew!
We will let these slide show images give you some perspective as to the scope of this challenging project. Elevated extensions to front and rear of the property including new covered decks, new elevated covered walkway access from garage, strip off all existing cladding and replace, replacement of roof framing and all new colourbond roofing, guttering, skylights, new laundry structure at ground level etc etc. Internal reconfiguration of walls & flooring, all new plasterboard linings, full electrical renovation & new LED lighting throughout. Big Job!
