Ian and Susan had ventured into the Central Coast property market with their son Braydon. They found a dilapidated cottage in a nice street in Woy Woy which had been owned by an eccentric old lady who painted just about everything on & around the house in a nice nipple pink colour. Maybe more vibrant pink.... They were aware that there was a considerable amount of asbestos sheeting on the house, but the actual amount which ended up being removed was staggering. By the time all of the A/C fibro sheeting had been removed internally and externally there was only the hardwood shell of the original old cottage remaining. |
Even after all the asbestos sheeting had been removed there were significant problems with the existing wall & roof framing. It was a typical cottage from the 40's or 50's which had originally been built with just 2 or 3 rooms, and then additional rooms added to it as the funds became available. Back in the day these homes quite often had no internal bathroom or toilet, or even kitchen, with these facilities being located in outhouses separately to the main house.
The existing hardwood floor structure was badly out of level in places, and the wall framing was in poor shape. We were able to resurrect the floors and get them back to an acceptable position, but just about all of the walls, ceilings & roof had to be demolished and rebuilt. Despite our intention to retain as much of the building as we could, there was virtually nothing left of the old structure by the time we completed the necessary demolition.

So, we constructed all new wall frames, ceiling and roof framework - all cut & built on site. We installed new Colourbond roofing & capping with roof insulation and ventilators. New windows were installed right around the building and new external cladding completed our involvement to lock-up stage. Ian (the owner) fabricated some nice looking louvre vents which we installed into the gable ends as a feature.
Virtually a complete knock-down & rebuild of a tired old house, with all of the works completed on site by the gun BuildFlex crew - Dane, Torrin and Brandon. On time and on budget! No subcontractors necessary!
There were plenty of other issues to contend with along the way. We found more asbestos sheeting hidden under the house and even thrown up onto the roof of the old side rooms. We also built the new laundry structure as an addition to the original scope of works. Still, we completed the works in around 6-7 weeks and pretty much within estimates. Outstanding!
